This opportunity is to work with one of the South West's leading Contractors. Privately owned with multiple offices across the Country, their Devon and Cornwall region continues to go from strength or strength. They are seeking an experienced Project Manager for a logistically challenging project soon to start. The project is a £5 million Restaurant and Hotel, logistically challenging as the project involves, building a structural steel from inside an existing building. Demolition with extensive processes and procedures. You will lead the team, overseeing a good experienced Site Manager, subcontractors and client supplied contractors, ensuring the project is kept to program with high health and safety standards. You will be reporting directly to the Regional Director. For this role, you will need to be an experienced Project Manager, The client is looking for someone who can be stand alone, capable and confident enough to make key decisions on their own. You will have a track record of success, having worked for Regional or National Main Contractors and also be confident in dealing the client. You will have an SMSTS and CSCS (Black Card) and First Aid. In return the client will offer a competitive salary, you will work on an interesting project and also be working for a busy contractor in the region, and so future work will be in the Devon or Cornwall counties. Interim Senior Developments Project Manager London- Flexible Working Up to £60k plus benefits (12 MONTH FIXED TERM CONTRACT) The role is working for a leading Residential Development Housing Assocation. As the Development Directorate grows, they are looking to appoint a Senior Interim Development PM. Reporting to the Development Operations Manager, you will work as part of the wider delivery team to deliver a range of projects from acquisition through to completion. Job Purpose: To be responsible for the delivery of a portfolio of projects on site, from post-acquisition and pre-contract to Practical Completion, ensuring that all schemes are delivered within the KPIs approved and that an extremely high quality product is delivered to our customers which is reflected in the feedback obtained following practical completion. Role Expectations and Responsibilities • Promote and deliver technical excellence through all activity. • Work with the Technical Manager to ensure schemes are delivered to the highest possible construction standards. • Manage the pre contract planning and design process, working with internal and external stakeholders to meet their expectations. • To prepare and manage scheme appraisals for the approval of internal appraisal panels to enable assessment of viability and risk associated with proposed schemes and for bids. • Manage capital developments, including drawing up the programming of the schemes, ensuring monitoring schedules are regularly maintained, negotiating with relevant groups and organisations and completing developments within the approved programme and financial KPI's. • Produce development and design briefs with input from the internal project team. • Continually review the feasibility and financial viability of projects. • Ensure continual risk review and management of new build development and regeneration schemes. • Manage financial appraisals, risk maps, project programmes and reports for projects. • Initiate a proactive and solutions orientated approach with colleagues and partners. • Co-ordinate monthly project review and capital monitoring reporting meetings. • Ensure that Health & Safety policies and procedures are fully complied. • Manage relationships with external parties. • Assist the Development Operations Manager in the management of relationships with funding organisations and ensure that programmes are delivered according to agreed targets and parameters. • Develop resident involvement strategies as an integral part of the delivery of planning for regeneration and development schemes. • Write clear and concise reports for internal and external audiences. • Make presentations to a variety of internal and external audiences. • Demonstrate an ability and commitment to provide a high standard of customer care. • Ensure good working relationships with developers, contractors and other stakeholders. • Assist in consulting residents and colleagues within the Group regarding design, rents, service charges and handovers, as appropriate for your schemes. • Ensure accurate assumptions for future scheme viability. Ensure strict control is maintained and that schemes are delivered within approved costs and contingencies unless otherwise approved in conjunction with the Commercial Manager. • Regularly review budgets and scheme financial appraisals, and ensure accurate cash flow forecasting and business planning. • Monitor the performance of your schemes against programme, financial targets, standards of quality and probity.
